Installing a fire door correctly is only the beginning. Fire doors are subject to daily wear and tear. Handles, hinges, seals and closers all degrade over time, and a door that was fully compliant at installation can become non-compliant within months without proper maintenance.
Under the Fire Safety Act 2021 and the Regulatory Reform (Fire Safety) Order 2005, the responsible person for any non-domestic or multi-occupied residential building has a legal duty to ensure fire doors are regularly inspected and maintained. Failure to do so is not just a compliance risk, it is a legal liability.

The Fire Safety Act 2021 brought significant changes to the responsibilities of building owners and managers, particularly in residential blocks. Fire doors must now be inspected at least every three months in buildings with storeys over 11 metres, and at least annually in all other applicable buildings.
Beyond the legal requirement, regular maintenance protects your investment. A non-compliant door identified and remedied early costs a fraction of a full replacement and a documented maintenance programme demonstrates due diligence in the event of an incident or insurance claim.
